Agent's Note

There is no WC upstairs at present but we feel it a fairly straightforward job to fit one, perhaps even an ensuite.

Sitting on a plot measuring approximately a third of an acre, the gardens face south and lie mainly to the rear and side and are beautifully cared for. Largely laid to lawn with well stocked flowerbeds, rural views, a pond, summerhouse and garden shed. These gardens are truly delightful and a credit to our clients.

Garage and Parking

25' 0'' x 11' 3'' (7.61m x 3.43m)

Of blue lias stone elevations under a tiled roof with power, light, window and pedestrian door as well as timber barn doors, the garage is smart and modern and its gravel drive allows parking for three cars.

Outbuilding and Yard

25' 7'' x 15' 0'' (7.79m x 4.57m)

An open sided barn of concrete blocks under a galvanized iron roof with vehicular access to the side. See agent's note below.

Agent's Note

We have observed in the pricing that this cottage has no upstairs WC and electric night storage heating. Some windows are double glazed, some are not and some would now benefit from attention. The garage is excellent but the outbuilding should not be considered a carport as our clients understand vehicular access to be covenanted as in "for maintenance purposes only" i.e. not for constant and regular use. There is a well in the drive which is covered by a grating. Between the cottage and its garage is a lightly used public footpath which is probably the original church path.
