The property is located on the edge of a flood risk area. We understand the cottage was raised internally in the 1950's. We have been told has not ingressed into the cottage over the last 40 years under the current and previous occupiers and more specifically was not flooded during the severe flooding of 2012 and 2013/14. The EPC was performed in 2014 before many of the improvements were carried out so the rating is most likely inaccurate.
